Aspect 4 has been at the forefront of consulting on high-quality student accommodation for many years. These buildings need to provide safe, fully equipped and well-serviced facilities to meet the expectations of today’s students and parents.

The key drivers for universities are delivering the highest standards of safety, fire regulation compliance and quality, while optimising the number of students housed in multi-storey buildings. Crucially, these buildings need to be completed to very strict deadlines at the start of each academic year, so managing projects accurately is essential to ensure programme times are met. We work with colleges, universities and specialist student accommodation providers, and help manage and financially plan the process. This often involves using modular construction to accelerate programme times, standardise quality, maximise site safety and ensure on-time delivery.

Central Village (Phase 3), University of Leeds

Project Summary:

The University of Leeds instructed Aspect 4 to monitor the construction works for two new high-rise blocks of student accommodation. Ideally located in the heart of the Leeds higher education quarter, and only five minutes from the city’s main shopping and leisure centres, the accommodation comprised 474 light and modern en-suite bedrooms (part cluster and part studio arrangement) with 24-hour reception. The development also incorporated a retail area, common room, laundry facilities and cycle storage, and was a superb addition to the growing student village.

Aspect 4 was tasked with providing an overview on the programme and quality, assuring the university that the development was constructed to an acceptable standard and in accordance with the contract documentation.
